How does it feel if you take a deep breath wherever you are right now?

While we have taken the quality of the air we breathe for granted in most parts of the world, it is now considered a major deciding factor in choosing investment and personal real estate. Air quality has also been implicated in increased real estate value.

In our environmental project of converting a 50-acre farm back to nature, we are utilizing technology provided by IQAir, our air monitoring partner. This company publishes a free map that gives you the air pollution index numbers from around the world.

We monitor the air quality surrounding our projects in Ontario and Nova Scotia. As I write this, you can see the difference in air quality.

The index values range from zero to over three hundred. Anything above 50 begins to cause concern. Here is a detailed explanation of the numbers.

The purpose of monitoring the air quality in an area where you have invested in real estate or live is twofold.

1. It keeps you safe because you know what you breathe in real-time. Particles in the air that are so small that they can be absorbed quickly into your body through your lungs are hazardous. The systems we use identify the concentration of these particles in the air and much larger ones. Combined, they create an index that is easily understood.

2. Once you know the air quality, you can start asking questions and lobbying your government to make changes to keep the air safe. You can also use this data to choose safe living locations or investment real estate where your values will increase because of “good air.”

Since starting this project and viewing our data, Nova Scotia's air quality has on average, been 50% better than that of many locations in Ontario. The areas where we have invested and continue to do so have some of the best air quality readings in the world.

I realize that this may be a 7th-Generation Investment function. Most of us take the air we breathe as healthy and not a factor when choosing an investment. That isn’t the case. Technology tells us this, and science tells us that poor air quality leads to premature death in humans. It matters.

IQAir provides a real-time world map where you can search for your location. What is the quality of the air you are about to breathe? When do you think it will be a factor in deciding your next real estate investment?

I stumbled upon this factor through my research at the Wildflower Bee Farm. It’s now a significant reason to invest in the South Shore of Nova Scotia.

This Adult Coloring Book, by Dr. Henry Svec (retired psychologist) and Mary Svec (Farm Photographer), uses 30 pictures from our 50-acre farm, which we are converting into nature and a honeybee sanctuary. Various wild and traditional pollinators are featured in this book while they frolic on our wildflowers. Studies have supported the notion that colouring can be a better treatment for Generalized Anxiety and Stress than conventional therapy.
